Tenants have to make an offer to the LL, just like a person buying a house. LL's usually want references as well, along with proof of ability to pay . Worked in too many rental properties in my life to want to be a landlord, people think tenants are hard done by.

Bit of news on this. On the last viewing I did there, property has been vacant with no heating on for so long it now has rising damp in the lounge. That would have been another thing I had to explain to the potential tenants, not knowing if the landlord planned to do anything about it. Luckily I got an email yesterday cancelling all the viewings I had booked in there as the landlord has finally accepted an offer. Good news for me as I was getting tired of going there to just 'stand around' and will be reluctant to accept doing viewings in future.
